what does an epc involve

A certificate is valid for 3 years, or until improvements are made to the property.

A survey should take between 30 minutes and 1 hour, depending on the size of the property. Areas investigated include: the type of wall construction, presence of double glazed windows, roof insulation, cavity wall insulation, presence of conservatories, roof extensions, low energy light bulbs and condition of the boiler and radiators.

epc The EU law, introduced in October 2008, makes it compulsory for all landlords and sellers to provide an Energy Performance Certificate (EPC) to prospective tenants or buyers. This can be used to assess the carbon footprint of the property and the energy efficiency of a property.

The EPC will also suggest specific energy efficiency improvements, as well as guidelines on potential savings on their introduction, helping you to reduce your energy bills, CO2 emissions and saving you money in the long term.
